Does it really matter where you close the sale of your property? Aren’t all title companies the same?
YES it does matter which title company you choose. NO, not all title companies are the same.
Here is a real email from a colleague whose clients chose a title company that they are not happy with. Unfortunately this is not an uncommon scenario. Fortunately for her clients, this situation (should be) very simple to remedy. This is why a good title company is an important asset to any broker’s team.
” I have a seller that closed on their property on September 26th. Needless to say she got a call from her mortgage company saying her October mortgage payment was late. Of coarse she tells them she sold it. The mortgage was never paid off. The mortgage company says a pay off was sent but returned to the closing company because it was not enough to pay it off. I have contacted both title companies. My closer reached out to the buyers title company to see what the problem is. My seller is frustrated and worried starting to get angry at this point about her late fees and credit rating being affected. I would like to get this resolved ASAP for my seller. Has anyone else ever had a situation like this??? Is there anything I can do to fix this on my end. I have left the buyers closer a message. Any insight would be helpful.”
